About the Director

POTUS Capital LLC (“Director”) is a Texas limited liability company formed and organized for the purpose of providing financial, managerial and operational support to the Fund. See THE DIRECTOR AND ITS AFFILIATES.

The Director is a full-service development company that specializes in (i) creating home site lots to sell to builders and individual buyers, and (ii) developing, leasing and selling commercial properties. We will implement a plan of development to increase the land values by converting raw land into residential home site lots which are ready for families to build their dream house.  We will also acquire raw land with commercial potential to develop and monetize.  Our purpose is to increase the quality of life of the residents who live within our developments, so they can feel at home, and to increase the commercial amenities that serve such homes.

We are always looking for opportunity.  In the past year we met in person with 50 production home builders.  We have established important relationships through getting to know them.  We have the types of locations they want to build in, and what size lots they are looking for.  Their feedback has been very valuable.  It has made us more efficient when evaluating new opportunities.  As we move forward it allows us to forecast who our prospective buyers will be and helps us to design the lots to meet their needs.

We look for property that was in high demand and had a relatively small supply. While doing that, we also evaluate for lower development costs. We invest in properties that have a short turnaround time to reduce our market exposure. We began seeing that near metropolitan areas buyers wanted smaller lots because of their affordability, but in rural areas buyers where land was less expensive buyers were able to afford larger estate sized lots.  We have been able to design our subdivisions to meet the market needs in specific areas.

Our business plan lays out a strategy for converting acreage into buildable property by taking large pieces of raw land and dividing and developing them into individual tracts for home sites by adding water, electricity, sewage systems, and roads.  For commercial properties, we entitle and permit the properties, install infrastructure, including water, electricity, sewage systems, and road access, and then either sell the land or build to suit, with a subsequent sale or ground lease.
